  In the current financial and economic situation, banks in Bulgaria have restricted mortgages for foreigners, as they are considered 'high-risk' by banks.

  At the same time, some of the large building companies in Bulgaria have offered the possibility to provide mortgages when buying property in their own building projects or residential developments. Usually, buyers have to pay around 30% of the total price and the rest of the amount is due for a period of between 3 to 10 years. The mortgage rates are usually higher when the repayment period is longer.
