Thracian Cliffs Golf & Spa Resort is created by one of world’s most reputable and prolific architects–WATG. The master planning is carefully prepared by WATG to combine architecture traditional for the region using brick, stone and wood and interior design offering all the comforts of modern living.

All residential buildings are small in size, 2 and 3 storeys, usually with no more than 3 apartments per floor. Due to the elevation of the land, almost all apartments enjoy the southern exposure of the whole resort. Sea view, golf view or both are available for most of the properties as well as swimming pools and other sports facilities. Variety of studios, 1, 2 and 3 bedroom apartments are available throughout the resort.

 In Phase I, 3 villages will be built – Hillside, Marina and Golf View, some villas, 5* Hotel and SPA, international 18 Hole Golf Course and a Golf Club. Phase I is expected to be completed by the Summer of 2009 with a golf course open for play.

The units in the first phase are about 320 including a small number of villas. All of the units have the following features: central air-conditioning, fully fitted, custom built kitchens and generously proportioned bathrooms with electrical under floor heating.   Marina Village

 The Marina Village is the commercial and entertainment centre of the resort. Situated only a few meters from the water it is a residential area with shops, restaurants and a cozy, colourful piazza. The Marina Village has an excellent location overlooking directly the marina, the driving range and the pond of the golf course, and takes full advantage of the southerly exposure for all its apartments.

The Marina offers a variety of 1, 2 and 3 bedroom apartments to choose from, located in 6 residential blocks. Starting from 59 sq.m. net apartment area, to 149 sq.m., and the average net apartment size being 93 sq.m. Terraces vary in size from 9 to 71 sq. m., with the average of 22 sq. m.

Apartments come luxuriously finished with fully fitted kitchens including all kitchen appliances. The buildings are small, village like, built with traditional bricks.

  Hillside Village

  The Hillside apartments are located above the Marina just 150 m. from the sea and right next to the 5 Star Hotel. This area consists of 10 residential blocks, built in a cozy traditional style with 7 to 12 apartments in each block and nothing to obstruct their view over the Marina Village, the golf course and the sea. Two swimming pools are available for the residents of the Hillside apartments. At a walking distance from the beach and the Marina, the Hillside apartments are from the most desirable residences in the resort.
Spaces here are lavish, with spacious living areas and terraces. There is a variety of 1, 2 and 3 bedroom apartments in different sizes from 36 to 139 sq.m. net internal area. Terraces vary from 8 to 40 sq.m. and take wonderful advantage of the view. Most apartments have an underground parking; larger apartments have more than 1 parking space.

 Apartments come completely finished to the highest standards with luxurious and elegant finishing works. Kitchens come fully fitted including all kitchen appliances.

  Golf View Village

  Probably the best location in the resort, the golf view apartments are located in the centre of the golf course, conveniently situated next to the Golf Club House. On a straight line, just above the larger of the two beaches and at a walking distance from it, with nothing to obstruct the view over the entire golf course, the sea coast and the Marina.
Here as well, you find spacious, sunny apartments. It is in the Golf View that we have designed only 1 and 2 bedroom apartments. All apartments come with a bath in the master bedroom and a separate WC. The style and architecture is again traditional using stone, brick and wood and the buildings are 2 and 3 stories. While swimming at the pool, you will enjoy the waterfall effect from being so high above overlooking the sea while swimming.

Apartments vary from 67 to 108 sq.m. internal net area, with terraces from 22 to 29 sq.m. Luxurious, elegant finishes combined with high quality kitchen appliances.

  Villas

  Villas enjoy one of the best locations in the whole resort, unrestricted and breathtaking view of the sunny beaches, the central part of the golf course and the sea. Villas will be designed in a contemporary and functional style, with large bedrooms with own bath, luxurious finishes, spacious living areas and landscaped individual yard.
 About 90 private, one family villas will be constructed in phase one. Villas are designed in 3 types of traditional architecture common for the mountainous areas and the Black Sea Coast. Stone and wood will be used for the exterior of the villas, and double height for the living areas to give extra feeling of space.

  The resort ranges through 145 tranquil, south facing hectares. It is located 7 km south of Kavarna, 10 km north of Balchik; Varna airport is 50 km away, the Romanian border is less than 50 km away (half an hour drive by car).

  Investing with Thracian Cliffs is easy. It involves a few simple steps. Once you have located the property of your choice, you have to either sign a reservation agreement or directly enter into a preliminary sales contract. The benefit of the reservation agreement is that it gives you the opportunity to book your property immediately with only 1,500 EURO. You then have 21 days to review the legal documentation, consult with your lawyers and return the signed paperwork to us.
  The Preliminary Sales Contract is the only document that you have to sign. It includes 3 important appendixes: the resort rules and regulations (RRR), the golf membership and maintenance (GMM) and a property maintenance and management appendix (PMM). The contract is in both English and Bulgarian. The Golf Membership agreement is optional.

Once you’ve signed and returned the contract you must do the following:
1. Transfer the initial installment of 20 % within 5 working days from signing the Preliminary Sales Contract.
2. Transfer the second installment of 20% when foundations of the building are laid.
3. The remaining 60 % are payable when the construction has been completed, with some provisions obligatory for the seller, which you can review in the Preliminary Sales Contract.

The installments are payable by bank transfer or credit card. Transfer of Notary Deed is made once the apartment has been issued Permission for Use. Note that real estate is subject to VAT and all prices we quote include VAT. It is common in Bulgaria that the total sellable area is formed by adding to the net area the percentage of square meters from the common area of the buildings.

Property transaction fees are similar to Europe but at lower cost. Notary fees, mortgages check, state taxes and legalization are about 3 to 4% of the property value. Property running costs are very Low. Annual real estate tax: 0.15%. Annual community and waste collection taxes: 0.5%.

Banks mortgage at credit rate around 7%. Mortgages can be arranged in strong currencies. The mortgage is secured on the property in Bulgaria.
