In the current financial and economic situation, banks in Bulgaria have limited mortgages. Such are provided only to customers, having good business history with banks but at the same time the rates of such mortgages have reached a maximum level for the past few years. Practically, at the moment mortgages for foreigners in Bulgaria are not offered, as they are considered high-risk loans for banks.
At the same time, some of the respected building companies in Bulgaria have offered the possibility to provide mortgages when buying property in their building projects. These are finished properties in buildings or projects already operating in most of the cases. Usually, buyers have to pay around 50% of the total price and the rest of the amount is due for a period of between 3 to 10 years. The mortgage rates are usually higher when the repaing period is longer.
