All residents of BlackSeaRama Golf & Country club have the following obligations:

Communal

Monthly maintenance fee is 1,5 EUR per sq.m. and includes: maintenance of the areas for general use round the buildings in the housing estate; swimming pool maintenance; planting and maintenance of the green areas; maintenance of the park lighting; gated entry; servicing of the infrastructure in the housing estate. This charge is to be paid in advance yerly.

All residents of BlackSeaRama Golf & Country club have the following rights:

- Homeownership right – according to the contract the owner of the house acquires the title of the building, which gives him the following rights:
- The full right for possession, usage and disposition with the building (renting out, sale, etc.);
- The right for usage of the land (the plot) on which the building is located. The land stays property of BlackSeaRama;
- The right for building a house in case the building subject to the contract demolishes;
- The Homeowner has the rights to pass through and move all around the golf complex in reference to the regular exploitation of his right of usage of the building.
 - Guarantee for free of defects condition of the unit for 5 years and for the construction of the building - for 10 years.
